Eligibility Criteria:
- UAE resident (Emirati or Expatriate) with at least 1 year of residency (before registration into the program)
- Currently not owning any freehold residential property in Dubai
- Open to all income levels of AED 10,000 (& based on AECB Credit Score)
- 18 years or older
- Property value below AED 5 million
Important Notes:
- One-time use policy: A resident becomes ineligible as a first-time buyer once a residential property is registered under their name.
- Resale restrictions: For off-plan properties - Developer would be imposing a restriction where a resale is only allowed if 100% of the property price is paid.
- For ready properties: DLD may at its discretion impose a resale restriction based on the instalment plan or any other reason.
- No rental restrictions: Buyers may rent out their properties post-handover.
Registration Process:
For First Time Buyers:
- Register here and submit the required documents.
- Dubai Land Department will verify the application based on the eligibility criteria.
- Approved first time home buyers will be notified via email from Dubai Land Department confirming eligibility along with the benefits offered by banks and participating developers.
For Ready Properties:
For buyers who have identified a ready to move-in or ready for handover property.
